Before closing your cottage or seasonal property for the winter, here are some things you should do to help prevent any winter mishaps or water damage.
Turn Off the Water Supply
Turning off your main water supply and draining the lines completely will prevent lines from freezing and bursting when the temperature goes below freezing.
Unplug Appliances
Unplugging major appliances like fridges, microwaves, or ovens will protect them in case there is a power surge. This can also reduce the risk of a fire hazard should a power surge happen.
Adjust Heating
Turning down your heat to around 10 degrees can help prevent frozen pipes. If your heating runs off gas, make sure that’s shut off prior to leaving.
Lock Your Windows and Doors
Locking your windows and doors will deter animals and trespassers from trying to enter your home.
Keep Your Sump Pump On
Ensure that your sump pump is working and in good condition prior to closing your property for the winter. Replace your sump pump if it’s not working as this could put you at risk of flooding in the Spring when the snow melts.
Clean Your Gutters
Clogged gutters can cause water backup under your shingles which can result in household leaks. This is also a good time to ensure that your downspouts are facing away from your house so water can run off properly.
Clean Out Fridge and Cupboards
Food can attract insects and animals. Cleaning out your fridge and cupboards of all food items even those in cans will ensure you don’t attract any unwanted friends.
Clean Out Your Fireplace
Cleaning out your fireplace and closing the damper vent will reduce the risk of a fire hazard over the course of the winter and when you reopen your chimney in the Spring.
Take Pictures of Your Property
Taking pictures of your property prior to leaving will help your insurance broker in case of damage that happened while you were away. This will show that you took the necessary precautions and there was no visible damage prior to the winter season.
